Terms of Services — Boulder Buildings
Effective: October 13, 2025
1) Scope of Service
Boulder Buildings provides a Material List: room-by-room shopping list with brief specs potential prices. (Pricing averages are based upon Menards/ Lowe's averages) Prices are always subject to change. We do not provide stamped plans, engineering, permitting services, labor quotes, or guaranteed vendor lead times.
2) Deliverable & Timeline
- Draft target: within 2 business days (We work Monday to Saturday 8am - 8pm EST)
- Format: Word Document (.docx) or PDF
- liability: You’re responsible for final purchase decisions.
3) Client Responsibilities
Provide accurate project details (room counts, description, preferences), we only have your notes and your local building codes to go off of. We will interpret your descriptions to the best of our abilities. Timely answers to clarification questions (within 3 days of email sent) is required, otherwise you default the account to close due to inactivity. We will not have a project carry on too long due to ongoing client-project demand.
It's necessary that we are both prompt and responsive.
4) Pricing & Payment
- Base price: $49/room
- Add-ons: Material Alternatives +$20/room (extra material options for decor, functionality, material type, etc. to help broaden your horizons of thought); Price Notes +$30 flat (These are listed averages alongside your material list and there will be totals room-by-room and for the project estimated total for materials only)
- Room adders: Kitchen +$20 each; Bathroom +$20 each
Half-room: (closet/pantry/ straight hallway): counts as 0.5 room
Large room: 225–399 sq ft = 1.5 rooms, 400+ sq ft = 2 rooms
Stairs: counted as a 1 room equivalent per level transition
Exterior features: (per feature = siding, roofing, decks, etc.) Area price is first 200 sq ft = 1 room equivalent; each +200 sq ft = +0.5 room.
These are not all encompassing but provide grace to you. For fences and similar estimates based upon linear feet times height. For outdoor buildings, sheds, porches, decks, It's total square feet outside to outside measurements.
- Bundle Deals (rooms): 3–4 −15% • 5–8 −20% (+Price Show FREE) • 9–12 −25% (+Price Show FREE; Alternatives $15/room) • 13 plus −30% (+Price Show FREE; Alternatives $15/room)
- Starter Room (new clients): $25 for first room (replaces Base for that single room)
- Prices are shown in USD and may be adjusted by posted updates on our site.
5) Review, Acceptance & Revisions
- Included revision: 2 document iterations; (1 document revision means you send one set of notes; we update once and send back).
- Acceptance window: If you do not reply within 3 calendar days after we send the draft, the draft is considered accepted.
- After document submission (explicit acceptance or after 3 days) or if you've run out of included revisions, a change order is $39/room (or room equivalent).
6) Invoicing & Refunds
We invoice upon your account reaching closing status. Because this is a custom information service delivered quickly, fees are generally non-refundable once the draft is sent. If we fail to deliver any draft within 3 days of intake, you may request a full refund.
7) Disclaimers
- Not professional advice: Our lists are informational planning aids only.
- Third-party stores: Availability, prices, taxes, shipping, and lead times are controlled by the retailers, not us.
- Site conditions: You are responsible for verifying measurements, quantities, compliance with codes, and suitability of materials.
8) Intellectual Property
You receive a non-exclusive license to use your Material List for your project. Do not resell or republish our templates/examples without permission.
9) Communications (Email-Only)
Communicating by email is what makes this process so smooth. By submitting the intake form and checking the consent box, you agree to receive service-related emails (confirmations, questions, delivery) and a one-time referral offer. You can unsubscribe from promotional email at any time.
10) Limitation of Liability
To the fullest extent permitted by law, Boulder Buildings’ total liability arising out of these services will not exceed the amount you paid for the specific engagement. We are not liable for indirect, incidental, or consequential damages.
